The Buscomb Avenue office development is located in Waitakere City on the periphery of the Henderson town centre, where there is a distinct transition between residential and non-residential land use activities.  

The three storey office building has a gross floor area of 650m², and is located on a small 568m² site, which is subject to a number of right-of-way easements.  

The sloping topography and limited size of the site, coupled with the restrictions imposed by the existing easements and public infrastructure constraints, presented design challenges that required R2O’s planning and engineering staff to work closely with the architect to come up with innovative design solutions to meet the specific needs and requirements of the client and the consent authority.  

The resulting site layout was designed to maximise rentable floor area, provide on-site basement car parking, and maintain access to adjoining land.  The office building was designed having regard to the transitional character of the area, resulting in the successful integration of the office building into an existing built environment which still retains a strong residential character.

  • Due diligence, feasibility study and project scoping.
  • Site layout and design.
  • Engineering design, including earthworks, sediment and erosion control, stormwater, wastewater and car parking and access.
  • Preparation of an earthworks and construction management plan.
  • Preparation of a land use consent application, including an assessment of environmental effects.
  • Quality assurance.
  • Project management/coordination of the resource management process.
  • Engineering supervision and administration.
  • Preparation and submission of as-built drawings; undertaking infrastructure testing; and provision of code of compliance certificates.
